Tenant Move Out Expecations

As a part of your lease, all tenants are given our list of tenant move-out expectations.  This is a list of the things we go through when moving you out of the property you have rented.  Our goal is to return each tenant’s individual security deposit to them.  If the items on this list are followed then you should have no problem getting your deposit back.

Move Out Minimum Cleaning and Maintenance Standards

As a tenant of a Rowan Keith Management property, your lease indicates that you will turn over possession of the property at the end of your lease in the same, or better, condition than when possession of the property was given to you at the start of the lease term.  Unless otherwise noted in an addendum to the lease or on the move-in checklist, each property is given to the tenant in with the standards and condition noted in this document.  Therefore to receive full refund of your security deposit, this is the minimum cleaning and maintenance standards we expect to be applied to the property prior to returning possession of the property to Rowan Keith Management.

Exterior of Unit

  • · Remove all personal belongings from yard and pick up & remove all trash, rubbish and debris. To include cigarettes butts, cigar butts, broken glass, etc.
  • · Any areas that could not be maintained due to personal belongings or fences need to be cleaned and trimmed prior to the final inspection.
  • · Any damage to yard from pets or personal belongings must be repaired.
  • · All flower beds around home must be cleaned out and weed free.
  • · Lawn areas must be mowed, edged & trimmed 24-48 hours prior to final inspection.
  • · Wash down exterior vinyl/wood siding. Remove dust and dirt marks.
  • · All exterior light fixtures need to be free of all dust, dirt and cobwebs. All light bulbs need to working at final inspection.
  • · Sweep and clear all debris from carports, garages, patios, balconies, and walks and storage sheds.
  • · Remove all personal items. No personal items on premises at final inspection.
  • · Remove all garbage. No garbage on premises at final inspection.

Interior of Unit

Kitchen

  • · Wash all walls and doors until free of dirt, grease, food, crayons, pencils, etc.
  • · Remove all nails, picture hangers, and hooks. DO NOT patch nail holes. Any holes that are larger than a dime will be charged for  hole repair.
  • · Clean off all counters so they are free from dirt, grease, and food.
  • · Clean all cabinets inside and out. Be sure all food and grime is removed from cabinet corners/ crevices and all drawers/shelves are clean.
  • · Windows need to be cleaned inside and out free of streaks, to include window tracks and sills. Screens also need to be cleaned and dust free. If damaged, charges will apply.
  • · Mini blinds need to be cleaned, dirt and dust free.
  • · Vinyl, Tile, or Wood floors need to be mopped and all base molding and trim cleaned including crevasse and corners.

Range 

  • The surface of the range should be free of crusted/baked of food  on wall accessible surfaces. Lift the top and clean underneath and sides. Pull away from wall and clean the floor. Do Not lift Gas stove range.
  • Entire range should be wiped clean and free of grease.
  • Clean underneath and sides as far as can be reached.
  • All drip pans must be new.

Range Hoods

  • All surfaces should be clean of dust, food particles and grease.
  • Clean or replace metal filters.
  • Hood fan light bulb should be working, if not replace with same wattage.

Microwave & Hood fan

  • All surfaces should be clean of dust, food particles and grease.
  • Clean or replace metal filters.
  • Hood fan light bulb should be working, if not replace with same  wattage.

Refrigerator

  • Defrost the freezer and wipe clean.
  • The interior of the refrigerator should be clean and free of food particles, stains, mold, personal items, etc. to include all racks, shelving, drawers, etc.
  • The seal around all doors should be clean and free of mildew, stains, etc.
  • The condensation (drip) pan under fridge needs to be cleaned if accessible.
  • The refrigerator light bulb needs to be working.
  • Leave the refrigerator on and turn to the lowest setting.
  • Sweep & Mop the floor behind and underneath to be free from dust and dirt.

Dishwasher

  • All interior and exterior surfaces should be free of soap, soap residue and food particles.
  • Exterior surfaces should be wiped clean of all dirt, stains and food particles to include the door seals.

Garbage Disposal

  • Disposal should be clean of all food particles and odor free.
  • Remove the splash guard and clean. If not removable, be sure that the guard is clean inside and out.

Dining room / Living room, Bedrooms & Hallway – Stairwells

  • Wash all walls and doors until free from dirt, grease, food, crayons, pencils, etc.
  • Remove all nails, picture hangers and hooks. Do not patch nail holes. Any holes that are larger than a dime will be charged for a hole repair.
  • All carpets need to be free of stains and vacuumed prior to your inspection.
  • Carpet cleaning will be done by a professional company not by the Tenant. Be sure that the cleaning company guarantees stain removal prior to cleaning or you may still be charged at the final inspection by the Property Manager.

CARPETS MUST BE PROFESSIONALLY CLEANED 24 – 48 HOURS PRIOR TO THE FINAL INSPECTION.

  • If carpets are wet we will reschedule. Carpets will be checked for pet damage at the final inspection.
  • Vinyl tile floors need to be cleaned to an even finish and free of wax.
  • Hardwood floors should be swept and damp mopped. DO NOT STRIP & DO NOT WAX.
  • All base board molding and trim need to be cleaned including cracks and corners.
  • Stair treads need to be cleaned including crevasses and corners.
  • Windows need to be cleaned inside and out to be free of streaks, to include window tracks and sills. Screens need to be cleaned and dust free. Charges for damages may still apply.
  • Mini blinds need to be cleaned , dirt and dust free.
  • Clean all ceiling fans, light fixtures, to be free from all dust, dirt and cob webs and replace any burned out light bulbs.
  • Return air grill needs to be vacuumed and wiped down free of dust and dirt. Please do not remove, just clean grill from front side.
  • Clean all light fixtures to be free from all dust, dirt and cob webs. All light bulbs need to be working at final inspection.
  • All radiator heaters need to be cleaned of surface dust and cob webs.
  • Replace and damaged or broken receptacle & light switch covers. Covers should match existing.

Bathrooms

  • Wash all walls and doors until free from dirt, mildew, marks, etc.
  • Remove all nails, picture hangers and hooks. Do not patch nail holes. Any holes that are larger than a dime will be charged for a hole repair.
  • Clean and remove all stains, dust, lime and mineral deposits and soap residue from bathtubs, toilets, sinks, showers, shower doors, shower surrounds, mirrors, medicine cabinets, shelving, towel bars, faucets, etc.
  • Mirrors and faucets / chrome need to be free of streaks and spots.
  • Windows need to be cleaned inside and out free of streaks, to include window tracks and sills. Screens also need to be cleaned and dust free.
  • Mini blinds need to be cleaned, dirt and dust free.
  • Hard surface floors (vinyl, ceramic, etc.) need to be mopped and all base molding and trim cleaned including crevasse and corners.
  • Exhaust fans need to be cleaned and free of dust.

Smoke Detectors

  • Smoke detectors need to be functional, cleaned, dirt and dust free, and remove all cob webs, etc.
